A ten storey, 13,200 m2, office tower located in downtown Calgary featuring underground parking, main floor retail space and nine typical office floor plates. Nine storeys of office are ventilated and cooled by a floor by floor variable air volume system. Heating is provided by hot water radiant panels at the perimeter. The central cooling and heating plant is located in a roof top penthouse mechanical room. A separate condenser water system was provided for tenant computer room cooling systems. The mechanical system serving the office meets Class A office design standards.
The retail units on the main floor are provided with cooling by a separate condenser water system to allow the main cooling system to be shut down during off hours for the office space. The design employed a common duct shaft for both general exhaust and washroom exhaust by use of constant volume exhaust control dampers. This code variance was approved by the City and resulted in both floor space and capital cost savings.
The parkade was ventilated by exhaust air from the office tower which eliminated the requirement for a make-up air unit resulting in operational cost savings.
